General Terms and Conditions

These general terms and conditions, along with the information presented on our website, brochures, and other documents, form the basis of the contract between the client and SCA D.IMMO.D. Since they establish our mutual rights and obligations, we kindly ask you to read them carefully.

1. STAY CONFIRMATION
After reading these general terms and conditions, we kindly ask you to sign the rental agreement you receive and return it by email to a@dimmod.be or by post to: DIMMOD SCA, route de la Géronstère, 86, 4900 Spa, Belgium. Additionally, we require a deposit of 25% of the rent excluding additional charges (see point 8 for payment methods) to confirm your booking. Your reservation will only be effective upon receipt of your deposit in our bank account.

2. RESERVATION CONTRACT
The above-mentioned reservation contract must be signed by the group leader. This person must be over 18 years old and authorized to commit themselves and the members of their group. In the case of a group reservation, the deposit and balance must be paid in a single payment. The group leader is responsible for all payments and jointly liable for the total stay price for all group members staying in one of our properties. Upon receipt of the deposit, the contract between you and D.IMMO.D SCA comes into effect. A written confirmation will always be provided in case of a quote by phone.

3. APPLICABLE RATES
All prices stated in our brochures, website, advertisements, or email correspondence are considered accurate at the time of publication. We will inform you of any price changes prior to any reservation.

4. PRICE GUARANTEE
Notwithstanding our right to change prices at any time, the price indicated in your rental contract is not subject to change.

5. DEPOSIT
We request a deposit of 25% of the rent excluding additional charges to be paid when returning your signed rental contract (see point 8 for payment details).

6. BALANCE
The remaining rent and the security deposit indicated in your contract must be paid no later than 2 weeks before the start of your stay. If the reservation is made within 2 weeks of the start date, full payment including the security deposit must be made immediately. We reserve the right to cancel the reservation at your expense if payment is not received on time. In this case, D.IMMO.D SCA will retain any amounts already paid.

7. ADDITIONAL CHARGES
a) ARDENNES LODGES
For “Ardennes Lodges” rentals, additional charges will be deducted from your security deposit, and the balance will be refunded at the end of the stay via bank transfer. Additional charges include cleaning, waste management, water consumption, electricity consumption, heating oil consumption, gas consumption, tourist tax, optional wood usage (for the fireplace), optional bed linen and towels rental, and bed preparation service. By signing your rental contract, you acknowledge that you are aware of the applicable additional charges.
b) MOUNTAIN LODGES / SUNNY LODGES / URBAN LODGES
For “Mountain Lodges”, “Sunny Lodges”, and “Urban Lodges” rentals, additional charges are included in the rental price (except for specific optional services).

8. PAYMENT
Payments can be made by bank transfer or in cash to our account: D.IMMO.D SCA; IBAN: BE25 0014 8075 2082; BIC: GEBABEBB, mentioning your name, the rented property, and your stay dates.

9. CANCELLATION
If, for particular reasons, you wish to cancel your stay, your 25% deposit will be fully refunded provided that the cancellation is notified in writing at least 2 months before the start of your stay (by email or post as indicated in your contract). If the cancellation occurs less than 2 months before your stay, the 25% deposit will be retained by D.IMMO.D SCA as compensation.

If, due to circumstances beyond our control, we are forced to cancel your booking, we reserve the right to withhold the refund of your deposit depending on the situation, in order to protect the economic interests of our company.
Circumstances beyond our control include, among others, force majeure (wars, threats of war, attacks, terrorism, natural disasters, fires, strikes, pandemics, government decisions, etc.).

In such circumstances (force majeure only), you may request to postpone your stay to a later date, and your deposit will remain valid. This request must be made in writing at least 15 days before your stay to a@dimmod.be

10. BEHAVIOR
By booking a stay with D.IMMO.D SCA, the client agrees to behave responsibly and not disturb other guests, neighbors, or the property. Any damage, loss, or theft caused by your group will be charged and deducted from your security deposit. Likewise, complaints from neighbors regarding nighttime noise will automatically result in a deduction from your deposit.

11. END-OF-STAY BILLING
At the end of your stay, you will receive a final invoice including your rent and additional charges. This invoice will be issued by D.IMMO.D SCA.

12. SPORTS AND TOURISTIC ACTIVITIES
Participation in sports and tourist activities is at your own risk. It is your responsibility to obtain the appropriate insurance.

13. INSURANCE
The group leader must ensure that all group members have the necessary insurance coverage for the duration of the stay. These insurances cover, among others, potential home accidents and damage, as well as risks related to tourist and sporting activities and, in certain specified cases, fire and water damage.

14. THIRD-PARTY SERVICES
D.IMMO.D cannot be held responsible for issues related to services provided by third parties (e.g., catering, taxis, tours, food trucks, entertainment, etc.). Reservations assisted by D.IMMO.D SCA are subject to the terms and conditions of the service provider. D.IMMO.D SCA does not guarantee the quality of these services. Any complaints must be directed to the service provider.

15. LIABILITY
D.IMMO.D SCA is responsible for services it directly provides. We are not liable for acts or omissions of clients. D.IMMO.D SCA is not liable for complaints from third parties or its own clients against its clients.

16. APPLICABLE LAW
The contract between the client and D.IMMO.D SCA is governed by Belgian law. Any dispute regarding the conclusion, interpretation, performance, or non-performance of the contract falls under the jurisdiction of Belgian courts.
